North Loop is a 250-acre, rail-served Industrial Park centrally located within the city limits of Bozeman with easy access to I-90. Developed by York Developments, Phase I infrastructure is complete and activity has been brisk. Four parcels have officially closed: a large-scale building supply company, a 2.2-acre parcel for a Wyndham ECHO economy extended-stay Hotel. Other uses that are in design and/or permitting include STAX, a 544-unit modular Workforce Housing community, a 109,994 square-foot Mass-Timber Modular Manufacturing facility, three Class A Industrial Warehouse/Distribution buildings totaling 287,000 square feet and three buildings totaling 76,000 square feet of proposed Spacebox Storage Flex Space.

The Industrial Park consists of approximately 85 acres of fee-simple land along the railroad and approximately 165 acres of state-leased land. The horizontal development of this site is two-phased. Phase I was completed in the Fall of 2023 and includes the eastern half of the site. All rail-served sites on the east side are now fully committed. Phase II will commence in 2025 and includes the western half of the site. Rail-served sites are still available on the west side of North Loop.
