A new 250-acre rail-served industrial park is now under construction in Bozeman, MT
North Loop is a 250-acre rail-served industrial park centrally located within the city limits of Bozeman with easy access to I-90 and surrounding areas. The 250 acres consist of approximately 85 acres of fee-simple land along the railroad and approximately 165 acres of state-leased land. The horizontal development of this land is three-phased. Phase I was completed in the Fall of 2022 and Phase II was recently completed which concludes the east side buildout. Phase III of this development is slated to commence in 2025 and will deliver 85 net acres of industrial land west of the creek that splits the park. Rail access will be a highlight of Phase III, with three sites having the option for site-served rail.
